Fishers City Council Waives Fees for $24M Senior Living Project


New Senior Living Project Coming to Fishers, IN

The Fishers City Council has voted to waive up to $200,000 in city fees for a proposed senior living facility in northeast Fishers.


Lake Meadows AL, LP, an affiliate of C&H Capital LLC, plans to spend $24 million to develop and construct a 95,000 square-foot assisted living facility at 11570 E. 126th St.


The developer requested the city waive up to $200,000 of fees associated with building, including impact fees, building permit fees and zoning fees. The council unanimously approved the waiver Monday night.


The facility would have 123 assisted living apartment homes in a two-story building. Studio and one-bedroom apartments will be part of the mix. It would be built on about 6 acres of undeveloped land east of Hoosier Road.


The project, called Lake Meadows Assisted Living, would create jobs for 78 people, the developer said.


Planned amenities include a dining facility, theatre room, exercise facilities, therapy/exam rooms, interior courtyard, beauty salon, chapel, gazebo, and walking trail.


Filling the Healthcare Void

The project would fill a void in care options for Fishers' seniors, the developer said.

And the facility will accept senior's social security combined with a medical waiver reimbursement, making the facility affordable.


The project was first introduced in 2017, when it gained rezone approval. In May, a city committee approved the project's plat.


The first phase of the project will involve construction of the assisted living facility. Phase 2 includes 33 paired-patio homes on about 13 acres.


The project has received all the necessary city approvals, and construction is expected to begin soon.
